REGIONAL MANAGER - LAS VEGAS, NV
 

Job Summary:
The Regional Manager position is directly responsible for the overall management, administration, and operations of assigned portfolio of multifamily, residential rental properties. This position is also responsible for ensuring assigned portfolio performs to budgeted expectations. The Regional Manager acts as the company representative in all matters related to investor, owner, or owner representative reporting, meetings, discussions, and relations.

 

Essential Duties & Responsibilities:
• Ensures that the portfolio and individual communities are managed in accordance with the Property Management Agreement and meet the established operational, financial, and business performance goals by inspecting properties, reviewing financial, market, and operational reports, and developing and implementing appropriate action plans to achieve results.
• Promotes client satisfaction and retention through timely reporting and on-going communication about the performance of the properties and responds quickly and with urgency to client/owner concerns, questions, issues, and requests.
• Develops the annual budget(s) for the properties comprising the assigned portfolio and oversees attainment of budgeted goals by analyzing and evaluating financial statements, reconciling monthly statements against approved budget, and working with the Controller, client/owner, and others to address and resolve gaps in the financial performance of the portfolio.

• Reviews, analyzes, and interprets market data to identify emerging trends that may impact the performance of the portfolio, and works with the community managers and others to develop and implement market plans that drive occupancy and revenue growth.
• Ensures that the appearance and physical aspects of the properties meet the company’s and owner’s established standards through routine site and safety inspections and communicates concerns and requests for capital as needed to provide for the physical upkeep of each property in the portfolio.
• Coordinates work activities and services from vendors, consultants, and other contractors as needed by researching and identifying needs, negotiating contracts, monitoring progress, processing invoices, and ensuring open communication between consultants and Company project team members.
• Completes various human resources, financial, administrative, and other reports and analysis, and performs other duties as assigned or as necessary.

 

Education and Experience:
• Two to four years of related experience, preferably in a multifamily real estate company and a bachelor’s degree from a four-year university or college, or equivalent combination of education and experience.

 

Other Qualifications:
• Certified Property Manager (CPM) designation preferred.
• Excellent knowledge of MS Office, particularly strong MS Excel skills with the ability to perform complex formulas and calculations.
• Valid driver’s license and automobile insurance.
• Ability to travel by car or air as needed.
• Ability to make overnight business trips as needed.
• Lease-up and renovation experience a plus.

 

Salary range TBD.  We offer a competitive compensation package that includes a 401(K) match, rental incentive and renewal compensation, bonuses, and rental discounts depending on location. Regular full-time employees who work between 30-40 hours a week are eligible for medical, dental, vision, other voluntary benefits and vacation accrual. Sick time accrual is provided in accordance with law.
